YOUR FIRST HOME SCHEME EXPLAINED
The Government’s new ‘Your First Home’ scheme is designed to help eligible first-time buyers purchase a new-build home with a smaller deposit and a government-backed equity loan.
For eligible buyers, the purchase would be funded through three parts:
Your deposit: Only 2.5% of the purchase price is required.
Government equity loan: 20% of the purchase price, interest-free for 5 years*.
Your mortgage: A repayment mortgage covering the remaining amount.
The scheme is expected to open for pre-registrations in December 2026. However, you can enquire now to register your interest and put a hold on your favourite new home.
HOW DOES IT WORK
The scheme has been launched to help eligible first-time buyers purchase new-build homes in England.
As an example, on a £381,500 apartment at Cerulean Quarter, that could mean:
-
£9,537.50 deposit (2.5%).
-
£76,300 government-backed equity loan (20%).
-
£295,662.50 mortgage (77.5%).
Important information: The ‘Your First Home’ scheme is a Government scheme expected to open for pre-registration by the end of December 2026. Scheme details, eligibility requirements and terms may change. The scheme is not currently open for applications and Cerulean Quarter is not currently registered as a participating development. Individual buyer eligibility and mortgage lender criteria will also apply. Find out more at GOV.UK.
